So you have decided or are considering to sell your house in SG, but you’re unsure of what would happen when you get in touch with me? Well i don’t quite blame you. To call someone you’ve never met and discuss what is probably your most valuable possession can be a little unnerving. Let me ease your concerns. I’ve been there before.
First, when you make the initial contact with me via whatsapp or a call, I’ll set up a time and date to pop by your home for a quick tour and a casual meetup. During this meetup, I typically only need to find out details about your property such as if it is vacant, rented, or owned by the current owner.
Sellers like to ask me if they can just speak with me on the phone instead of meeting up. Yes, absolutely. If you prefer to speak, we can have a casual quick chat. Meeting up is preferable, because i know that you will benefit from our meeting with a fresh new perspective from my expert opinion. What do you have to lose? Even if you subsequently decide not to use my services to sell your house, I’ll still be there for you.
Listen, you don’t have to make the extra effort to pretty up your home and get it tidy for my visit because I will not be taking photos during my first visit. Our first meetup should be relaxed where we get to know each other. If there’s little synergy between us, how can we work together? Makes sense?
When I first arrive, I’ll ask your permission to give me a quick spin around your home. Taking a quick tour with you will help me understand the hidden aspects of your home from an insider’s view, and allow me to step into the buyer’s shoes. You see, when a seller puts a home for sale, they need a committed, serious buyer to ensure that the deal goes through.
That’s why we must have a thorough understanding of the consumer and how he or she is going to think, assess your home and make decisions. We stand a greater chance of selling your home successfully IF we can understand our buyer and customise our pitch and approach to the buyer’s needs.
After checking out your home, we will chat about your reasons for selling. I found out through so many transactions, that often, selling was not the best decision for my client, yes, you would be surprised. You may be boxed up in your perspective. In the event that I believe selling would not be wise and ideal for you, I will tell you the reasons, and an alternative action plan.
I will give you my assessment of what a potential buyer viewing your home is most likely to consider, if we determine that selling is the right move for you. So you can see, everything is customise, i cover all angles.
Next, we’ll evaluate how much we can get for the property if it goes on the market today. Getting the price right is critical for a successful transaction, so we’ll discuss this transparently. After this i will tell you exactly how i will market and build exciting demand for your home to fetch your ideal price. I don’t use hardcore salesman tactics to force you into a corner to make a decision on the spot, because, i hate to be treated that way. This is an initial meetup and i respect our time and space together.
Since this is the first time i’ve visited your home, my main goal is to listen to your concerns and then give you my own perspectives since i understand the industry inside-out. If you are in sync with me and feel comfortable and believe that you can rely on me, we can collaborate.
When you’re prepared to collaborate with me to sell your home, just sound me out and I’ll revisit you with my to get the photo and video shoot of your home done at your own convenience.
We need to get it done right the first time, so to stand the best chance to sell your home, we’ll need to present and market your home using my expert strategies. I’ll share everything i know with you. At this stage, I’ll also tell you how we will give our buyer the best possible visual and buying experience.
– Myth #1: hdb flat is an investment property
– Myth #2: i must use my cpf when buying a property because it is otherwise doing nothing.
– Myth #3: i see a lot of “sell one buy two” ads. this seems like the way to go.
– Myth #4: i already own a freehold property. life is good.
– Myth #5: resale properties are better than new launches for investment.
– Myth #6: the more expensive the property, the greater the profit.
I will customize a risk assessment – Cooling measures & Gov support
– Covid’19 – Uncertainty or Opportunity?

In 2010, I came into Real Estate starting out as an “Order taking Real Estate Waiter”, i thought good service simply meant doing what my customers wanted. Things were rough. When i spoke with clients, i noticed many of them were misguided and made wrong property choices they regretted.
You see… once a wrong property choice is made, you will be set back for years, for some of you a lifetime. The sad reality is… Singapore in a hard place to retire in without excellent planning. It hit me hard, i had to quickly transition from a “Waiter” to a “Consultant” and give real value to my customers.
I dug deep. I searched endlessly. I learnt it the hard way. You name it i did it. I attended seminars, learnt from the best property investors and glued myself to mentors.
Since young, i love identifying patterns and have an investigative mindset. I leverage on this strength to map out winning property strategies for you, it doesn’t matter what stage you are entering the market. I listen carefully to your needs and problems, and help you win by getting the right property for investment or ownership.
